House Rules:

NO SMOKING OR VAPING

Smoking or vaping of any kind is not permitted. If there is a smoke smell or signs of smoking following a guest’s departure, a home recovery fee of $500 will be charged. If lingering smoke causes the next guest to cancel their stay, the cost of the cancelled reservation will be charged. If smoking outdoors, please extinguish and throw all cigarette butts in the trash bin in the garage. Please do not leave cigarette butts in any indoor trash bins.

NO PARTIES OR EVENTS

A fine of $1,000 will be charged for any unauthorized parties that have not been approved by the host. If additional guests arrive who were not pre-approved by the host, your reservation will be cancelled and a refund will not be issued.

PET POLICY

- Pets must be house-trained and supervised at all times.
- Pets are not permitted on furniture or bedding. If pets have been on furniture, it introduces allergens and requires extra cleaning, which takes considerable time to completely remove pet hair and dander prior to the next guest’s arrival.
- Please pick up after your pet and dispose of waste directly in the trash bins in the garage.
- If your pet sheds excessively, please vacuum or sweep as needed.
- A post-stay fee of $300-$500 may apply for rug messes, evidence of pets on furniture or bedding, or removal of animal waste from the grounds, in addition to any damage-related expenses.
- If pet-related damage or incursions result in a canceled reservation for the next guest, the cost of that reservation will also be charged.

QUIET HOURS

For our neighbors’ sake and noise-ordinance laws, please observe quiet time between 10:00pm - 7:00am.

Liability Waiver & Assumption of Risk

By booking and staying at this property, you acknowledge and accept all risks associated with the use of the pool and hot tub.

You agree that the property owners, co-hosts, and property management company shall not be held responsible or liable for any injuries, accidents, or losses that may occur on the premises before, during, or after your stay.

Use of the pool and hot tub is entirely voluntary and at your own risk. By choosing to use these amenities, you confirm your understanding of the potential dangers involved, including but not limited to slips, falls, drowning, and other physical injuries.

You further confirm that you and all members of your party are in good health and have no medical conditions that would make participation unsafe.

Guests are responsible for ensuring proper supervision of children at all times and agree to follow all posted safety rules.

Rates & Availability

Cancellation Policy: One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 45 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 20 days prior to the arrival date of the reservation. For cancellations made within 20 days prior to the arrival date, no refund will be issued.
